PROGRAM:

Program Chair Jim Colabelli introduced the members from Holden & Associates Real Estate Appraisers Heather King and Kim Pryor.  Heather explained that their job was evaluating real property, usually for market value.  Kim distributed literature explaining in detail the process and its ramifications.  Appraisals are done for many reasons: sales, divorce settlements, bankruptcy, eastate settlements, tax bases etc.  Real estate values are dropping across the US, but Rensselaer County has remained relatively stable, due to the major employers being the state government, hospitals and universities & colleges.  Many factors effect the value of a home: site location (abutting a busy highway verses a quiet side road), age of the home, style, amount of land and maintenance.  Renovations which add to the quality of life increase the value, while exotic or extremely unusual additions may not.  An appraisal last for three months.  Values of investment properties (rentals) are going down.  Tax assessments can be grieved, and if unsuccessful, the next step is small claims court.  Property owners must be pro-active on their own behalf.  Many questions and answers were graciously fielded.  Dick Johnsen thanked Heather and Kim for their most informative program and presented them with our Certificate of Appreciation.

HAPPY DOLLARS:

$ Skip Patton: I'm glad for the snow and cold weather - I'm a cross country skier and am happy to see the 40°F and mud go away!

$ Jim Colabelli: For the great program and I'm glad that Jan came along too!

$ John Brownrigg: For the great cooperation of the community coming together to return the lost teenager to her family.  Pictures were everywhere!  Also for the Winter Festival in East Greenbush.  The East Greenbush Kiwanis took part along with the Key Club in the indoor event at Goff Middle School, supported also by local merchants and sponsored by the school bus drivers.

$ Dick Johnsen: My Prius has 120,000 almost trouble free miles and the rebate check for one repair has been received!  Also my alma mater, Syracuse University is ranked #1 in NCCA Men's Basketball!

$ Gary Meislin: I was finally able to get my hair cut - and I promised not to tell anyone where it was cut!  Also, I got a new truck - this one is WHITE!  I sold the old yellow one to Art Dell.

$ President Pat: Got an insurance company check for the medical care on the Alaskan cruise!  And I'm going to be a great- grandmother again!

DOOR PRIZE: provided by Jim was won by Bob Pasquarelli!

50/50 for $22 was won by Mike Gates - but he had left early - oh well!

MEGA 50/50: now with 50 cards and worth $37.50 will continue to grow in value as Dave Booker found the Four of Hearts not the King of Clubs!
